Cinnabar title specialists provide current surface ownerships, mineral interests, encumbrances, and complete abstracts of title. The title specialists we assign to a project can adapt to any type of document recording system and are comfortable working with any of the various types of recording and indexing processes in use throughout the United States.
Title reports generated by our title specialists include current ownership, conveyance type and legal description of the subject land, along with encumbrances, such as liens, mortgages and existing easements. Mineral interests, current lease holders and expiration dates of lease interests can also be provided through courthouse records or extended research methods.
Cinnabar has also employed subcontractors, such as title attorneys or title companies, in order to assure its clients that resulting title opinions or abstracts are of a quality that will fully meet the standards expected by courts of law. Our experience in coordinating subcontractors is a valuable asset in meeting critical deadlines for title information.
Due Diligence and Title Curative
Due diligence services are critical to companies engaging in acquisitions and mergers to assure they know exactly what they are buying or selling. Careful and thorough review of official records and files can save hundreds of thousands, if not millions, of dollars. Cinnabar has a proven due diligence process that allows its clients to select the services and areas of inquiry they wish Cinnabar to undertake.
Additionally, Cinnabar due diligence services can assist in route development, site selection and/or perfecting project files on completed projects. Regarding the latter task, one of Cinnabar's larges due diligence projects involved an electric generating and transmission company operating in four states. It was our responsibility to review every one of thousands of parcel files to determine that easements or leases existed, had not expired, contained no errors in legal descriptions, were properly filed and that there were no gaps in the entire four-state transmission system.
Due diligence work is also used to identify title defects, such as liens, that must be cured before easements can be obtained or closings on land purchases can be closed. Our title agents have direct and extensive experience in perfecting titles in an expeditious manner.
