Electric Transmission Lines

These are tough projects. Many, many times these projects traverse rural territory often dominated by ranch land. It is no surprise that the ranchers will not be standing at their gates with pen in hand to eagerly sign over easement rights.

Cinnabar personnel have experience in the acquisition and construction of extra high voltage electric lines that have crossed hundreds of acres of ranch land. Our agents have a keen understanding of ranchers which is a particularly strong and vital contribution to the successful completion of electric transmission line projects. Put simply, Cinnabar knows that you don’t send an acquisition agent out to one of the ranches driving a slick convertible, wearing tassel loafers, a Polo shirt, and a really cool pair of sunglasses.

Hunting leases are major concerns. The revenues from these hunting leases can be quite substantial. Cinnabar’s agents have dealt with this issue on many occasions and know that full consideration must be given to hunting season when discussing construction scheduling. This is essential to effective negotiations.

Uneasiness about impact on cattle, horses and other livestock, as well as fencing and gates will undoubtedly be expressed by the ranchers. That is why we lead the discussion about our client’s sensitivity to these subjects, rather than having to act in response.

Water wells and natural springs will be an issue, especially in solid rock. We know that drilling piers instead of blasting can be a valuable negotiating point.

Our field personnel have been successful in negotiating easements for power lines with owners whose properties were already crossed by oil products pipelines. We have been successful in circumstances in which substantial ill will existed among landowners that was created by a previous easement acquisition project.
