Appraisal and Land Value Analysis

Formal appraisals are not always necessary in determining appropriate and accurate local real property values. Based upon raw data and local conditions obtained by Cinnabar personnel, adjustments can be made for such factors as the passage of time, existing zoning, parcel size, location, and market stability or volatility. This enables Cinnabar to provide valid value estimates to aid the client in determining what dollar amounts to offer landowners for temporary and/or permanent easements.

When formal appraisals are necessary, Cinnabar has a very strong track record of subcontracting well-qualified local certified appraisers familiar with the relevant market. Because of the decades of direct experience in the appraisal business by Cinnabar's senior management, we know precisely what to look for in appraiser qualifications.

We also know quite well that appraisals have a double time-sensitivity. First, the appraisals must be initiated at the proper stage of a project and, most importantly, they must be completed on time. Late appraisals will undoubtedly delay virtually every other phase of the project. Second, appraisals are recognized by many agencies as invalid after a period of time, many times a period as short as six months. This makes coordination and oversight of the appraisal process an absolute necessity in performing essential project tasks.
